GREEN BUILT
We have planned, and will be managing the village in environmentally friendly ways—such as to incorporate beautiful and extensive landscaping to the site to minimize mowing, utilizing drainage systems that filter storm water responsibly, and minimizing environmental pollutants such as pesticides and herbicides.
Each home in Savannah Village will meet the highest standards of the Focus on Energy’s New Built Home program. We also do practical and rational green practices and incorporate the best proven products and methods to protect the world we all live in. It isn't impossible, difficult, or too cost prohibitive to do so—and our goal at Savannah Village is to be the leader in the area when it comes to Green Built homes.

HOME DESIGN
Unlike many planned communities, we offer the homeowner the ability to live in a truly unique home, inside and out. We have already designed many footprints (with various options to modify) which will help you accurately understand the pricing and options available, taking the risk out of "building custom".
Only 31 families will be able to call Savannah Village home, you have the ability to shrink the overall home size, expand the garage size, shrink or increase porch sizes, choose a single family home, or one of our premium town homes. You are only limited by the overall footprint size established, and we will explore with you what we can do to have the home you love and what fits your financial priorities.
The design is based on utilizing passive solar benefits, as well as the proper roof pitch to accommodate renewable energy sources such as solar panels or solar water heating. The plan in its basic design is extremely flexible for customization, and customized features can be planned and easily priced specifically for you with a signed reservation of your unit location.
The basic plan feels large with a central great room vaulted area, and standard 9 Wall heights on the main floor, and the optional finished basement with daylightegress windows in an 8’ wall height. The great room area is flexible for use in larger gatherings, and also for daily living.

Working with the Wisconsin Focus on Energy professionals, and with our own expert and experienced builder team, we are accessing data relating to thousands of homes and their structures, to best determine the BEST way to build a superior energy efficient home. From structural systems, to material selection, we will be documenting and confidently building homes of the best quality, best construction practices, utilizing the best solutions for comfort, health, green sensibility, balanced with cost effectiveness.

TECHNOLOGY
This technology is state of the art and will provide you with the ability to connect to the rest of the world, today, tomorrow, and into the future. Each home can have a standard pre-wire package, as well as owners having the option in adding a variety of amenities, such as:

- Media Room with Surround sound
- Security, On line live video of your home, remote lock and thermostat control
- Phone, cable, TV, satellite TV & computer network built in
- Dedicated home theater
- Lighting controls
- Home automation
- Solar heat, Solar Hot Water system, tankless water heater, geothermal, and in floor heat.
GARAGE
Front load driveway orientation is efficient, but needs extra design details for an attractive neighborhood appearance, and is a requirement. Side loads are possible on most unit locations.
LANDSCAPING
As per the Architectural Review Committee (ARC), private gardens, enclosed and maintained by the homeowner or their privately contracted gardener are allowed. All other areas are beautifully maintained by the association. We also have the opportunity to develop over time a beautiful garden park around our own pond, which we will maintain and develop as an association during the building process for the neighborhood.
All homes will have:
- A quality level of minimum of landscaping, and the opportunity to have an attached fenced in area for private gardening and outdoor enjoyment.
YOUR NEIGHBORHOOD ASSOCIATION
The Savannah Village Neighborhood Association will manage the common ground maintenance & development, irrigation maintenance, as well as plowing for those snowier winters. The association will collectively award contracts to service providers to insure our desired level of results and reasonable costs. Individual owners will maintain their own homes to the desired level set forth in the Restrictive Covenants. Included in your quarterly fee:
- Private road plowing and maintenance
- Driveway plowing and walk shoveling
- Spring Tidy up in the garden and scheduled exterior window washing annually
- Spring pruning, cleanup and Fall irrigation shut down.
